The original program envisioned a villa with panoramic views of the sea and Beirut in the distance. Concerned that future developments might obstruct his view, the client wisely suggested raising his villa above two duplex apartments, which he planned to offer to friends.

The main villa sits above the two duplexes, opening onto a suspended garden with a panoramic porthole that offers a unique view of the pool below. Designed as a duplex itself, the villa has direct access to the elevated pool and is served by a private panoramic elevator that connects the family living area with the master and children’s bedrooms, overlooking the open space of the grand reception below. The two duplexes are connected by a shared staircase and elevator, ensuring ease of access and privacy for each residence.

Result

The final design creates a stunning, elevated retreat that maximizes its panoramic views of the sea and Beirut. By lifting the main villa above two duplexes, the residence not only preserves unobstructed vistas but also introduces a distinctive architectural character. The suspended garden with its porthole view of the pool adds a unique visual and experiential element, blending outdoor and indoor environments in an unexpected way.

The villa itself, organized as a duplex, combines privacy with luxurious amenities, including direct access to a pool that appears to float above the landscape. The private panoramic elevator offers seamless movement between the family living areas, the master suite, and children’s rooms, while opening up to views over the grand reception space below. This interplay of height, light, and openness creates a sophisticated living experience, balancing both grandeur and intimacy.

For the duplex apartments below, a shared staircase and elevator provide easy access while maintaining distinct entrances, fostering a sense of community while ensuring privacy. The result is a cohesive architectural ensemble that feels both exclusive and welcoming, offering its residents remarkable views and a deep connection to the surrounding landscape.

In response to local regulations allowing a maximum of two floors (R+2), I designed a composition that integrates seamlessly into the sloping terrain between two streets. By shifting the intermediate level toward the corner, the design minimizes bulk and maintains a refined profile. Each villa features an L-shaped plan embracing a generous garden terrace shaded by a pergola. The staggered positioning of the three villas allows the third residence to enjoy access to the rooftop of the first, creating a harmonious yet dynamic arrangement that balances privacy with connectivity.

Each villa features an L-shaped plan that maximizes outdoor space by embracing a large, sheltered garden terrace. The terraces are shaded by pergolas, which filter sunlight and create layered shadow effects that enhance the sense of privacy and tranquility. The staggered layout also offers each villa distinct spatial qualities: the first villa’s rooftop is accessible to the third villa, providing both a unique vantage point and additional outdoor space. This multi-level arrangement emphasizes connectivity while preserving each residence’s individuality.

The facades, a blend of textured stone and smooth plaster, echo the natural surroundings, creating a subtle dialogue with the landscape. Generous windows frame views of the surrounding hills and gardens, while sliding glass doors extend the interior spaces seamlessly to the outdoors. The result is a cohesive ensemble that combines privacy, openness, and a strong connection to the environment.
